These House Rules apply to everyone who lives, works or visits the building — owners, tenants, members of their households and guests. They cover the use of common areas, common facilities, appurtenances and the adjoining land.
The Rules were approved by the owners pursuant to Act No. 182/1993 Coll. on the Ownership of Flats and Non-Residential Premises — making them a binding agreement for all of us.
Please remember that Vodná 6 is a National Cultural Monument registered on Title Deed No. 10871 under No. 201. Any intervention to the building therefore requires the opinion of the Regional Heritage Protection Authority — we are collectively caring for something exceptional.
These House Rules were approved on 27 April 2026. Building management is carried out by SBD II, Bardejovská 3, Košice, Company ID: 00171204 under a management agreement.
To make sure we all understand these Rules in the same way, here are the key terms used throughout:
- Owner of a flat or non-residential premises — a natural person or legal entity registered in the Land Register as owner or co-owner, holding a share in the common parts and facilities of the building.
- Tenant — a person who has concluded a lease agreement for a flat or non-residential premises with its owner.
- User of a flat or non-residential premises — a member of the household whose right to use the flat derives from the owner or tenant.
- Persons present in the building — all persons who have entered and remain in the building.
- Owners' representative — a neighbour elected by the owners to communicate with the building administrator on their behalf.
- Building administrator — the company or person managing the building under a management contract concluded with the owners.
Everyone has the right to enjoy their flat in peace — and so do our neighbours. Please avoid causing noise, dust, smoke, unpleasant odours, vibrations or any other disturbance that could affect others.
Every owner is responsible for maintaining their flat in proper condition at their own expense — timely maintenance and repairs are the best way to prevent bigger problems.
Short-term rentals (e.g. Airbnb) are prohibited in this building to protect its heritage value and ensure safety and tranquillity for all residents.
If you plan to leave your flat unoccupied for an extended period, please inform the administrator — provide the contact details of a trusted person who can grant access if necessary.
Structural alterations such as changes to water, electricity or gas installations, modifications to the heating system, cutting into load-bearing structures, bricking up windows, relocating doors, removing or adding partitions, or changing the shape or colour of windows and balconies all require consent from the relevant authorities under the Building Act. No alterations may unreasonably disturb neighbours or change the appearance of the building without the consent of the other owners.
Permitted hours for noisy works — drilling, sawing, hammering and similar activities:

Quiet hours apply throughout the year from 22:00 to 6:00. During this time, please keep noise to a minimum — no loud music, television, instruments, singing or other noisy activities in your flat or in common areas.
Please note: Breaching quiet hours may be treated as a misdemeanour under Slovak law and may be subject to a fine.
The staircase, corridors, cellars and other shared spaces belong to all of us — everyone has the right to use them undisturbed, and everyone helps to look after them. Common areas are to be used only for their intended purpose.
- Motorcycles, mopeds, fuels or flammable materials must not be stored in cellars or common areas. Handling flammable or explosive substances there is prohibited.
- Please do not interfere with building services (electricity, gas, heating, water, sewage, optical cables, etc.), metering equipment, fire hydrants, communal aerials, cable distributions or CCTV systems — these are for qualified technicians only.
- All entrances, stairs and staircases must remain clear and passable at all times. Do not place any items there that could obstruct movement.
- Please observe fire safety rules — do not leave items in escape routes or handle open flames in common areas.
- Access to the roof is not permitted. Keys are held by authorised persons and the owners' representative.
- Our common areas are something we take pride in — please do not damage walls, lighting, circuit breakers, doors, locks or handles.
- Keep your nameplate up to date — on your letterbox, flat door and on the doorbell panel.
- Only the owners' representative and the administrator may post notices and announcements in the building.
- If you spot a defect or problem in a common area, please report it promptly to the administrator or owners' representative — together we can fix it faster.
- Closing the entrance door, not letting in strangers and keeping corridors clean are small acts of care that make a big difference for everyone.
Everyone is responsible for any mess they make — and addressing it promptly prevents bigger issues. During renovation works, please ensure continuous cleaning of common areas at your own expense.
- Please sort your waste — it matters. Keys to the containers on Štefánikova Street are located at each entrance. Please return them after use.
- Do not store items on staircases, in corridors, cellars or on the roof.
- Smoking, use of tobacco products, alcohol or narcotic substances in common areas is prohibited.
- Keep your balcony clean and remove snow and dirt carefully so as not to endanger anyone below.
- Please do not throw cigarettes, ash or rubbish from windows or balconies.
- Do not beat carpets, rugs, mattresses or upholstered furniture in common areas, on balconies, in courtyards or from windows.
- Store food in cellars in a way that does not attract insects or rodents — this protects you and your neighbours.
Balconies and windows are the face of our building. To preserve the beauty of Vodná 6, we ask everyone to maintain a uniform and dignified appearance — thank you for your understanding.
Installation of communal TV aerials or electronic communication networks requires prior consent of the owners. The building authority may order modification or removal of aerials that threaten the building's condition or appearance.
- Flower pots and objects on windows, terraces and balconies must be secured against falling and must not dirty the façade or surroundings.
- When watering plants or hanging laundry, please ensure that water does not drip onto the building structure or other residents' property.
- A uniform white colour is maintained throughout the building for windows and balconies. Replacement windows must match the original appearance and be white. External blinds must also be white.
- When moving furniture or large appliances, please protect staircases, walls and doors from damage.
Heritage protection: Any change to the colour or appearance of windows or balconies requires consent from the owners and the Regional Heritage Protection Authority, Košice.
The safety of all residents comes first. Fire protection in the building is maintained in accordance with applicable regulations — and we ask everyone to play their part.
- A list of emergency and hotline numbers is displayed in a prominent place in the building — please familiarise yourself with it.
- Escape routes must remain clear at all times. Do not store flammable or explosive materials in common areas and do not use open flames there.
Pets are welcome — cats, dogs and other four-legged neighbours — provided their keeping complies with applicable regulations and does not inconvenience others.
- Please ensure your pet does not cause hygiene problems or disturbance in the building.
- Please do not walk or exercise dogs in the garden or inner courtyards.
- As the owner, you are responsible for all damage caused by your pet.
Building security starts at the front door. Please close it behind you every time — we protect all residents from unauthorised entry.
- The entrance door must be freely openable from inside and must not be locked for safety reasons.
- Lockable common areas must be locked by the person who last used them — always leave them secured.
- After every visit to the cellar, please lock the shared entrance door to the cellar area.
We ask every resident to read these House Rules and to follow them — they are the foundation of good neighbourly living in our building.
These House Rules enter into force on 27 April 2026.
Any amendments must be approved by the owners of flats and non-residential premises in accordance with Act No. 182/1993 Coll. on the Ownership of Flats and Non-Residential Premises, as amended.
The administrator is obliged to display the updated consolidated wording of the House Rules in the customary place in the building.
