These rules apply to all residents, tenants, owners, household members and visitors. Everyone sharing the building is expected to act with consideration and mutual respect at all times.

• No one may disturb others through noise, dust, smoke, gases, odours, solid or liquid waste, or vibrations.
• Short-term rentals (Airbnb and similar platforms) are strictly prohibited in order to protect the heritage value of the building and the safety of all permanent residents.

Permitted hours for renovations, construction and noisy activities:

All planned renovation or construction work must be arranged in advance with the flat owner.

• Hallways, staircases and cellars must be kept clear and unobstructed at all times, particularly with regard to emergency escape routes.
• Motorcycles, mopeds, fuels, and flammable or explosive materials must not be stored in shared spaces or cellars.
• Residents must not interfere with shared utility systems — electricity, gas, heating, plumbing, drainage, cables, fire hydrants, or CCTV.
• Roof access is strictly prohibited. Keys are held exclusively by authorised persons or the owners' representative.
• Only the building manager or owners' representative may post notices or announcements in shared areas.
• Any faults or damage in common areas must be reported promptly to the building manager or owners' representative.

• Please ensure the main entrance door is always closed behind you. Do not admit unknown persons into the building. The door must remain freely openable from inside at all times and must never be locked shut.
• After using the cellar, lock the shared cellar entrance door. The last person to leave any shared locked space is responsible for securing it.

• Every resident must maintain cleanliness in the building and its surroundings, and must remove at their own cost any mess caused by themselves or their visitors.
• Waste must be sorted and disposed of correctly. Keys to the recycling containers on Štefánikova Street hang near the letterboxes in each entrance. Please return the key immediately after use.
• Smoking, alcohol consumption, and use of narcotic substances are strictly prohibited in all common areas, including hallways and stairwells.
• Do not throw anything from windows or balconies — including cigarette butts, ash, or rubbish. Balconies must be kept clean; snow removal must not endanger people or property below.
• Flower boxes and items on windowsills and balconies must be securely fastened to prevent falling and must not soil the building's facade. When watering plants or hanging laundry, ensure water does not drip onto other residents' flats.
• Beating carpets, mattresses or upholstered furniture is not permitted on balconies, from windows, in courtyards or in corridors.

• Keeping pets is permitted only in accordance with applicable law and with the owner's written consent.
• Pet owners must ensure their animals do not cause hygiene issues, nuisance or harm to other residents. Dogs must not be walked or exercised in the building's garden or inner courtyards.
• The pet owner is liable for any damage caused by their animal in or around the building.

• Every resident is obliged to familiarise themselves with these House Rules and to comply with all provisions contained herein.
• These House Rules entered into force and effect on the date of approval: 27 April 2026.
• Any amendments or additions must be approved by the owners in accordance with Act No. 182/1993 Coll. on Ownership of Flats and Non-Residential Premises, as amended.

By signing below, the undersigned hereby acknowledges having read, understood, and agrees to comply with all provisions of the House Rules of the residential building at Vodná 6, Košice, as approved by the owners on 27 April 2026, and undertakes to observe them in full.
